David, We had the BEST time.  It was so relaxing and your place is lovely.  We have never seen catfish that big—they are huge.  We sat on the porch in the mornings and had our coffee and in the evenings with our wine.  It was absolutely fabulous.  My friends all loved it.

We enjoyed exploring the area.  I had never been to any of those little towns before.  Round Top itself was my favorite.  I loved Royers and we bought a peach pie that we ate back at the house.  We had a glass of wine at the Wine Bar across the street from Royers.  A guitarist was playing on the deck who was excellent and we just thoroughly enjoyed it.  I bought a painting at one of the little galleries there—a painting of the smallest active catholic church there.  We also explored that church and cemetery, etc. etc, etc

We all want to go back.  Would also love to see the Silver Spur sometime. It was just great and your hospitality was wonderful. See you soon and thank you, Coreen.

David, Our group of friends was really looking forward to our gathering at Bootstrap... the pictures looked like just what we were looking for... the pictures don't do it justice!!! Most of all the wonderful large covered front porch with really comfy seating.... and so very attractive and appropriate to the property!!! Our view from the porch was a beautiful field of bluebonnets and paintbrush mixed with lots of vibrant yellows... pinks... etc... and of course the lake with illuminated fountain!!

Stepping inside was pure pleasure...everything we could have wanted....super well stocked kitchen... thanks for the drinks... snacks... paper products... even some fresh fruit... Wow!!! The beds and linens were wonderful throughout the house... plenty of towels... Nothing was left to chance!!! Bootstrap is beautiful property and I'm sure our group will be back and we'll all certainly tell all our friends and family about our experience!! Many thanks!! Elaine

David, We had an absolute wonderful time at The Bootstrap. My family wants to make it a Thanksgiving tradition. The house was so comfortable and just perfect. It felt cozy like a real home setting. Thank you so much and we will be telling all of our friends about your homes you rent and we will for sure be in touch to come stay again soon! Thanks, David! Laura

David, I am Laura's father and just wanted you to know how much fun we had and what an incredible job you and your family did for us for our stay at the Bootstrap!! I have never been to a nicer - CLEANER- more well thought out place in my life. You guys didn't miss a beat. From the moment we walked in until we left everything was perfect and we felt right at home. This was a start of a new Tradition for my family and I hope we do it with you each year. Please pencil us in for next year for the Wed-Thurs-Friday of Thanksgiving if you can. Let me know what you need. Thanks again and God Bless! Jim

David,The first time I stayed at Bootstrap I was with four of my sisters. We all grew up with special memories given to us by our grandparents who lived in a large colonial home way out in the country. The land and the house owned by my grandparents is no longer accessible to the immediate family. The evening we women spent at Bootstrap was like going back in time to our precious memories with our grandparents. We sat out on the porch in the warm summer night, took turns swinging in the swing. When we retreated to the inside, the sound of feet padding across wooden floors, the charm of beds dressed in quilts, and the hospitality of old-fashioned comfort, gave us all a wonderful relaxing time.

I was delighted when my husband agreed to spend our 39th anniversary at my beloved Bootstrap. We loved being able to bring the dogs along. Thanks, David, for the special consideration. We are not like most dog owners. Our babies are constantly underfoot. The nearby lake gave us hours of fun. I didn't realize that our dogs didn't know how to swim. We gave each of them short lessons. Our mother dog didn't want much to do with the process, but her two sons had a great time once they learned how to navigate the water. Don and I were able to get away on Saturday night and enjoy a band playing at the pizza place in town. Just getting out was an ordeal. We stripped the bedroom at the bottom of the stairs of bedding and ornaments, then gave them their night time sleep aids, and hit the night life in town. It was a bit like young people sneaking out for a night of fun. Everyone and everything was just fine when we returned from our "night out"---at nine o'clock!!!

I'm not sure who I will bring along next time, but I am sure I will be back. It would be fun to have a holiday with some family there. My lady that gives me facials is interested in the place so she may take her husband out also. She has asked me to give her the information I have. Thanks, Patricia

David, A great time was had by all! Thanks. We are already trying to pick a date to return and/or also stay at the Silver Spur. We loved fishing off the pier and feeding the fish,  Shopped for antiques, shared some meals at Round Top and enjoyed the home. We even had a chance to visit with a favorite aunt/uncle that have a family farm in Round Top and were there for the week-end from Austin. A lot of conversation about wanting to try Silver Spur for Thanksgiving... so I think we've begun a new family tradition between both homes most likely!  We left the wonderful Bootstrap in excellent condition. The heat kept us from enjoying the porch area. We loved the sounds of the frogs at bedtime. We had just come from a week at WaterSound Beach in Florida where a close-by lake down our street in the beach neighborhood had some very loud frogs that lulled us to sleep every night... delightful. Thanks for the opportunity to experience Round Top from a farmhouse! Cindy

David, We had a very special time. We have been getting together once a year (this was number 31) and have gone to many places and stayed in many houses, but I have to say I think we all enjoyed this one best. It had it all. Comfort, beautiful landscaping, the pond and fish, the town and the surrounding communities and weather. Judy

David, We had a fantastic time! We loved the cabin with all of the cozy charm and comfort- it is beautiful and you can tell that every last detail has been taken care of. We loved sitting on the porch and fishing off the pier- we caught something on every cast! (The catfish loved leftover ham and shrimp.) We even got my mom on the paddleboat- and she never does things like that! The beds were so soft and everyone relaxed and slept really late. We even put a little swimming pool on the porch and let the 2 babies play- it was perfect. And, my little sister got engaged there! We will definitely be coming back again, hopefully to Colorado next time.

David, our family had such a peaceful, pleasant time! Our 7-year-old grandson caught fish for the first time and is "hooked" on fishing! What a great memory for all of us. The Bootstrap truly served as a welcoming place to create family memories. We are already looking at our 2009 calendars for a return visit! Thanks, Nancy

David, I wanted to write and tell the owners of Bootstrap what a joy it was to stay there.  From the moment we drove through the gate it was a great experience.  I can’t tell you how much we enjoyed this home away from home.  Everything was sparkling clean and the refrigerator was well stocked with refreshments.  The snack items left on the counter were much appreciated and such a pleasant surprise.  From the comfortable beds to the friendly fish that came each day for feeding at the pond, the entire stay was truly refreshing giving a true feeling of security.

The small surrounding towns offered entertainment and charm with each unique setting.  I would recommend this as a vacation spot year round.   The size of the lodge could accommodate a family reunion and the grounds are pretty enough for a wedding.  I can’t wait to gather a group of family or friends and stay again.  Thanks to the gracious owners for sharing their retreat. Joe and Brenda, September 2008

David, I have to say, we found the place to be absolutely perfect. So clean, nice, comfy, kitschy. Everyone kept asking me "Where did you find this place?" We've stayed in a few houses around Round Top over the years (we are all former Shakespeare at Winedale students), and this was TOPS. I don't think your site does the place justice!!! Thanks again, and we look forward to another stay in the future! Anne

David, The weather couldn't have been more agreeable when we arrived on Wednesday evening. Bootstrap was so beautiful inside and out that out of five sisters, I was top sister for the day. Everyone agreed it was the highlight of our trip. Thank you, Patricia

David, Just wanted to drop a line and tell you what a great time we had (again) at Bootstrap. We had everything we needed and enjoyed the quiet and beautiful scenery. We hope to get back soon. Thanks again. Regards, Dennis

Hi David, We had a great time!  I'm sorry I haven't responded before now, but we jumped right back into the fast lane as soon as we got past Brenham. The house and the grounds were unbelievable and we were extremely comfortable making ourselves at home. I hope we put everything back where it belonged! We can't wait to come back as we have a score to settle with Mr. Catfish..... we landed 4 in the 5-6lb range but lost a few that seemed to be a little healthier.

Good Morning David, We had the time of our lives this weekend!!! The house and the property fit our personalities and you were right, your website doesn't convey the beauty and comfort you have created. Our weekend wedding getaway was exactly what we wanted. We appreciate the basket of goodies, the champagne and chocolates and the countless other personal touches you set out. We felt so at home and welcome. The last minute pre-wedding jitters were certainly staved off by the surroundings.

We hope we put everything back as you would expect. We left while the dishwasher was still running and took most of the trash with us. We had a slight accident with one fishing pole - it got wrapped around one of the pedals on the boat and the tip broke off. We also lost several hooks to the hungry fish - and couldn't find a tackle box to put the poles back ready to use again. Other than that - I believe we put everything back in order.

We really do hope to make Bootstrap our anniversary destination so if there is anything we could have done differently please let us know. Our hearts are at home in the country and now at Bootstrap too. We will send you some pictures if you like, once we get them developed. Thanks again for everything!

David, we had a blast. Sorry I didn’t send an email earlier but I had a contractor arriving at the house early Monday morning to be here 3 weeks for repairs/paint/etc. and I was scrambling to get ready after being gone all weekend.

The Bootstrap is great… wonderful… fabulous. I like the location, the way it is decorated with the Texas theme (I’m a proud Texan), the amenities, the cute little notes, and especially the porch. The solitude was what everyone needed; just to be away from all the noise of the big city and a chance to leisurely play bridge. My sister loved it as did the other two friends. None of them had ever traveled much in that area so we ate at Royer’s Friday night, played bridge; Texas Star Café Saturday morning (I thought a touch of the local flavor would be interesting), played bridge; snacks for lunch at the Bootstrap, nap, went to Round Top at the new Coffee House; play bridge; eat at Fishes and Loaves, play bridge; Sunday light breakfast at Bootstrap, play bridge… start feeling sad because we have to leave…but that’s a good thing. I always want to leave wanting to come back.

It was so peaceful and accommodating to all of us and we talked about how we’d like to come more often so I’m sure you’ll be hearing from me again. I do want to tell you about the leak. There was water standing on the kitchen/dining room floor and we couldn’t figure out where it was coming from since none of us had spilled anything. The girls upstairs had both had showers that morning so we determined that it was coming through the ceiling. In fact, the floors look like maybe it’s happened before. Anyway, we didn’t use the upstairs shower again and all showered downstairs so it wouldn’t leak again. I spoke to Maxine about it and left some paper towels where the water was on the floor.

The ducks are precious and fun to watch while sitting on the porch. One of the girls wanted to feed the ducks but your note said you were introducing them to the wild so we thought that wasn’t a good idea. In fact, if you don’t want them to be fed, please add that to your note so next time we’ll know for sure.

I’ve stayed in lots of B&B’s but really enjoyed having the whole house to ourselves. You’ve really done a great job. If I owned it, I’d be up there more than in Houston . It was a perfect getaway for all of us. We took pictures so if any of them show how great the place is, I’ll email you. Thanks again and regards.

I have had the pleasure of staying at the Bootstrap on two separate occasions. In Nov. of 2005, five lady friends and I spent a long weekend. We enjoyed it so much we returned again last June. The decor is delightful, the porch is relaxing. Best of all, there were so many beds, we each had one to ourselves. This is a great place for a women's getaway weekend. I highly recommend it.

We had a good time. Yes, indeed. The Bootstrap is very comfortable. We spent most of our time in the great room downstairs swapping family stories. Your place was just the right size to accommodate us.

David, we loved it. There were 5 of us. My mother, sister and her fiancé joined me and my husband. We really appreciated the welcome basket and snacks. The house was impeccably clean and welcoming. On Monday I sent out a note with a description of The Bootstrap to many of my friends and colleagues (including the website info) and told them of the fabulous weekend (or week-long) getaway we had found.

Thank you so much for sharing the Bootstrap with us. It was like stepping back in history with all the comforts of today.

We had a wonderful time David. We love how relaxing the house and porch was. We can't wait till October, 2007. You did an amazing job on that house. It's beautiful. Thank you! Sherry

Sorry I haven't responded sooner. We left Round Top and went to Dallas to visit with children and grandchildren and just got back today. We had a super time. You really have a treasure in The Bootstrap. It was a very relaxing weekend for the three "old" couples. We enjoyed sitting on the porch in early mornings for coffee and late evenings for wine. We are hoping to be able to return in the Fall when the weather cools down. Thanks for your hospitality and the nice magnet. I was the lucky recipient since I made all the arrangements. Hopefully everything was in good shape and we didn't make too big a mess and you will let us come back. Please let me know if there are any additional charges. Thanks again.

We just got back from our four week jaunt, the highlight of which was the 2 weeks at at your place. It was all that we had dreamed it would be. And it is an excellent jumping off point for seeing the area. There is so much to see within a hundred mile radius. And good weather prevailed. What more could we have asked for?

I live in Plano (Dallas area) now, but was born and raised in Sweden. There is a group of us (5-10) people that go every April. Last year my cousin from Sweden came to visit and came with us on our road trip to Round Top and is now "hooked" her and her husband and possibly my aunt and uncle will be planning their trip here in 2007 around the Round Top dates....Her "carry ons" are maxed out every time (I think that's why she wants to bring her husband this time) more bag allowance - How fun is that!

Last time she was here I remembered her buying some great African masks and the vendor thought that it was so funny how a Swedish woman* came all the way to Round Top, TX USA to buy African masks. Having visited her this summer, the masks have found a home above her fireplace in her living room.”

*Can you imagine someone traveling from Sweden to shop in Round Top to by African masks?

Just a little background on the trip... Not that you ask for it but your place, while an investment for you, did our family a world of good.

My husband lost his father in October of 2005, my father died 5 months later in March 2006. Both had cancer and both were supposedly in remission.

We found out the hard way they were not when they both became horribly ill and suddenly passed away. My father was the obvious head of our family, his death has affected our family in every facet. He and my mother were very successful owning their own business for 50 years. My mother has never been away from her home without my father, this was her maiden voyage... for the first time since March, she actually enjoyed herself. She and my father owned race horses and cattle in Mexia Texas, a small town in central Texas. I grew up there every weekend and summer of my life until 5 years ago. This was a very gentle reminder how to get back to basics... Thank you for your hospitality, we regained more than you know.
